Below, you’ll find answers to help you understand the processes and decisions involved in maintaining your commercial or residential asphalt pavement.
Seal coating protects existing asphalt layers. Resurfacing comprises adding an additional layer of asphalt on top of existing ones.
Tree roots can grow into and damage concrete, asphalt, and brick paving. We can usually fulfill our repairs without harming trees. However, this isn’t guaranteed, and we’ll have to assess the repair site before giving a definite answer.
It depends on the overall condition of the driveway. We can usually resurface asphalt driveways with little to no excavation. However, severely uneven or cracked driveways may require a total excavation.
No. Using the existing base is actually better for the asphalt’s lifespan.
We recommend scheduling a new seal coat application once every two to five years.
No. The joints at your garage and roadway will be excavated and leveled to accommodate your resurfaced driveway.
New asphalt layers may add a couple of inches of height along your grass line.
Asphalt, concrete, and block driveways can be used again between one and three days after resurfacing.
Asphalt driveways can take up to two years to cure. That’s why treating them gently and with care is essential during this period, especially during the hotter seasons.
Your tires may mark your asphalt paving, especially when it is still curing and when the temperatures are high. But don’t worry, because tire marks are expected to happen and are temporary. Pavement is more vulnerable to tire marks when it is fresh. Over time, your pavement will harden, and scuff marks will disappear and stop occurring.
Black asphalt coloring is caused by tar, which is used to manufacture and bind asphalt components together. Over time, the black should disappear and be replaced by a traditional gray color.
When sand and tar are mixed, they create a smoother surface. Rock causes a rougher surface. Different mixings can lead to varying textures.
Your decision should be based on how long you plan to own your residential or commercial property and how much you want to spend. Regardless, we recommend not waiting long to get your paving fixed. Minor damage can become a severe, expensive problem if left unaddressed for too long.
Yes. However, our seal coating can help your patch blend better with the rest of your asphalt. Though the texture will differ, the patch’s color will be similar to the asphalt.
